Site Selection: Selection of the proper location is of the outmost importance, since it will have a permanent effect on the success of the operation. Therefore, the selection should be based on the manufacturing company´s requirements taking into consideration the general characteristics of the area, such as:
Location within an authorized park or zone, most of Tijuana´s real estate developers are registered at the Mexican Association of Industrial Parks (AMPIP its acronym in Spanish).

- Existing Entitlements and permits
- Availability of service and utilities to the required capacity
- Proximity to populated areas and / or suitable access to public transportation
- Easy access to highway system and border crossings
- Decision between an existing building or a build-to-suit facility as well as the decision to purchase or lease.
From Class A to Class C, Tijuana offers:
- An industrial real estate market of more than 58.2 million square feet of pre-owned or new buildings located throughout the city.
- A developed area of industrial property of nearly 5,600 acres.
Existing inventory space is generally available of both, new or pre-owned buildings within the following categories:
Shell Building:
Basic building generally includes restrooms and exteriors.

Semi-Finished Building:
Building includes some improvements, such as restrooms, office space, and lunch hall. Exteriors with guard house and electrical equipment set up.
Finished Building
Building typically contains all improvements in interiors including some electrical and special installations (transformer, lighting, etc.).
Build To Suit
These facilities are built on a demand basis and can be transacted on a lease or purchase basis. For planning purposes, manufacturer must consider nine months to one year for production start-up upon transaction signing.
